Prepare the Crust:

In a small bowl, combine the warm water, sugar, and active dry yeast. Let it sit for 5–10 minutes until the mixture becomes frothy.
In a large mixing bowl, combine the flour and salt. Add the yeast mixture and olive oil, then mix until a dough forms.
Knead the dough on a floured surface for 5–7 minutes until smooth and elastic.
Place the dough in a greased bowl, cover, and let it rise for about 1 hour, or until doubled in size.
Prepare the Filling:

In a skillet over medium heat, cook the ground beef until browned. Drain any excess grease.
Stir in the pizza sauce and set aside.
Assemble the Pizza Pie:

Preheat your oven to 425°F (220°C).
Roll out the dough into a circle large enough to cover the bottom and sides of a deep-dish pan. Press the dough into the pan, trimming any excess.
Spread half of the mozzarella cheese over the dough.
Layer the cooked ground beef mixture, mushrooms, green bell peppers or jalapeños, and pepperoni slices.
Top with the remaining mozzarella cheese and optional cheddar cheese.
Bake the Pizza Pie:

Bake in the preheated oven for 20–25 minutes, or until the crust is golden brown and the cheese is bubbly and slightly browned.
Serve:

Let the pizza pie cool for 5–10 minutes before slicing and serving.
